As per the license requirement of the property, we propose clients having:

Net income of two times or more

Landlord’s reference

P60/ SA302

Last three months Bank statements

Last three month’s payslips if employed

Credit Check/s

You have the right of rejection

Rent as per market value of the property

Rent paid in advance

One month of rent amount as Deposit

*We may arrange Rent Insurance as low as £15pcm and £15 for maintenance issues including parts and labour for the following by reputable home care companies:

COMPANY LETS

Company lets are outside of Housing Act Agreements. Company lets are as Supported living (Social Services)  Rent to Rent and Service Accommodation.
Company lets have following features:

Rents are above market value.

Landlord may get 2 months Deposit which is not allowed in Tenancies

Deposit protection is not a legal binding on Landlord.

Landlord may ask for 2 months rent in advance which is not allowed in Tenancies.

All maintenance issues accept Structure and Central heating system is company’s responsibility.

If the property requires HMO (House in Multiple accommodation) the Company will apply and paid for all cost after Landlord’s consent. No Cost on Landlord to bear.

All private rent licencing will be company’s responsibility.

Properties are taken Furnished or un-furnished.

Agreements are from 3 to 5 years where rent review is on 2nd Year.

We are dealing with reputable companies in Supported living, Rent to Rent and Service Accommodations. They are established and have robust financial health.
COUNCIL’S CLIENTS

(We give incentive of £4000 on 24 months tenancy) 

Affordability calculation send by the council, which are around 2 times of the rent amount or more

Landlord’s Reference

Last Three month’s bank Statements.

Credit Check/s.

You have the right of rejection with reasoning.

Rent as per LHA (Local Housing Authority) rates.

Rent paid in arrears.

No Deposit given.

Part or unfurnished properties.

* You may take Rent insurance on Universal Credit client which covers the following: 
1- Tenant Rent Default (Rent Insurance) up to £50,000, cover up to 12 months. 
2- Legal Cover up to £50,000  
3- Property Damage fixture and fittings up to £2500
4- Public Liability up to £2,000,000
We may arrange Home Care as low as £15pcm including parts and labour for the following :
